An outbuilding at a former Swindon pub could be converted into a shop, under plans submitted to the council.

The proposal, submitted by Mr H Padda, outlines plans for the change of use of an outbuilding at The Duke of Edinburgh former pub to a shop, classified under Class E, along with associated works.

The site, currently an outbuilding, occupies an area of 1,196.81 square metres.

The plans indicate that the proposed development does not require any materials to be used externally.

The development will not affect any existing trees or hedges on the property.

There will be no changes to the existing vehicle or pedestrian access to the site from the public highway.

The proposal includes the addition of one new car parking space and 14 new cycle spaces, bringing the total to 15 car parking spaces and 21 cycle spaces.

The site is not within an area at risk of flooding, and the proposal will not increase the flood risk elsewhere.

Surface water will be disposed of using a sustainable drainage system.

The plans incorporate areas to store and aid the collection of waste.

The plans indicate that the shop will employ two full-time and one part-time staff,.

The proposed opening hours for the shop are from 6am to 11pm, Monday to Saturday, and from 8am to 10pm on Sundays and Bank Holidays.

The site can be seen from a public road, public footpath, bridleway, or other public land.

The application also clarifies that the proposal does not involve industrial or commercial activities, waste management development, or the use or storage of hazardous substances.

The application states that pre-application advice was sought from the local authority, and the new planning application was resubmitted with the changes discussed.

This included removing the extension to the existing outbuilding and changing the use of the outbuilding to a shop (Class E).

The former Duke of Edinburgh pub on Cricklade Road, was open for over 150 years and was considered the ‘home of darts’ in Swindon before it closed in March 2022, reported the Adver in April.

Permission to convert the pub into flats was given in September 2024, with the building listed as ‘under offer’ and a major redevelopment planned.

However, the brewery’s planning application submitted last year indicated that it was impossible to find a buyer for the building, and it was instead it was used to provide temporary accommodation to Ukrainian refugees.
