FIRST LOOK at new affordable homes development at Newcastle's old Zanzibar
The new neighbourhood aims to regenerate town centre site

Plans to redevelop the site of the former Zanzibar nightclub in Newcastle-under-Lyme into affordable homes have been unveiled, with developers Capital&Centric beginning site preparation.
Located at the junction of Marsh Parade and Hassell Street, the project aims to create 62 affordable homes as part of a new neighbourhood in collaboration with Aspire Housing.
The development will include improved pedestrian access, parking, and public spaces to integrate the site into the wider high street, offering a new community feel.
Tim Heatley, co-founder of Capital&Centric told our Chief Reporter Adam Smith: "It's striking contemporary architecture and something with a bit of height to it as well.
"There's going to be some workspace there, some maker space for creatives. Some incredible new public realm and landscaping, because there's lots of pavement and tarmac and hard edge of building but not a lot of softening's."
Martin Crews, Development Director at Capital&Centric, described the site's significance, saying, "Zanzibar is one of those sites that lots of locals will have a connection to. It’s a really prominent gateway into the town centre but has long been waiting for its next chapter."
The scheme has received funding from Homes England and the Towns Fund, with completion expected by Autumn 2027.
Capital&Centric is also undertaking other projects in Newcastle-under-Lyme, including neighbourhood developments like 'Rye Park' and 'Astley Place.'
