Developers sounded out over plans for 2,000-home Bassingthorpe community

Developers are being sounded out for plans to turn a vast swathe of land in Rotherham into a new community of up to 2,000 homes.

Rotherham Council and the Fitzwilliam Wentworth Estate are preparing to appoint a development partner for Bassingthorpe Farm, a 187-hectare site on the edge of the town.

The successful partner will oversee planning permission, infrastructure and the development of the land.

Plans include new homes alongside employment land, public open space and community facilities.

Documents say the partner would be expected to take on “substantial” development, delivery and market risk.

The project is expected to span around two decades, with an estimated contract running from November 2027 until April 2047.

Bassingthorpe Farm has been earmarked for development since Rotherham’s Core Strategy was adopted in 2014.

The original scheme envisaged around 2,400 homes, 11 hectares of employment land, a primary school and a town centre. However, more detailed work by Rotherham Council in 2025 found the site could accommodate up to 2,000 homes and at least five hectares of employment land.

The development would also sit close to the proposed Rotherham Gateway mainline and tram-train station at Parkgate, with the masterplan outlining walking and cycling links between the two sites.

Potential developers have been invited to an event at Rotherham’s Arc Cinema on October 13, where the landowners will outline the planning, funding and commercial background to the scheme.

They will then be asked for their views on how the development could work and the type of agreement needed to deliver it.

A formal tender is expected to be published on January 31, 2027.
