New care village approved in Daventry

Council greenlights 78-bed care home and extra care apartments amid concerns

West Northamptonshire Council’s planning committee has approved a new care village in Daventry, aimed at providing extensive senior living options with a 78-bed care home and 29 extra care apartments.

Located off Welton Road, the development by Crown Care intends to offer diverse residential options for those aged 55 and over. The site, near Welton Road Cemetery, will include 12 semi-detached homes and a three-storey building connecting the care home with the apartments.

However, the approval faced opposition from Daventry Town Council, citing concerns over site overdevelopment and increased traffic. Cllr Keith Astley, speaking on behalf of the council, acknowledged the demand for senior housing but stressed the strain this development would place on local infrastructure.

Astley also noted that the site’s approval as a care village might prevent future expansions of the nearby cemetery, which is nearing full capacity.

Further objections came from the Daventry Allotment and Garden Association, over the impact on their community due to the demolition of a communal shop within the site’s boundary. In response, the application’s agent confirmed a commitment to replace the shop building, albeit not on owned land.

A prior proposal for the site, featuring an 85-bed care home, was sidelined by Covid-induced delays, leading to planning permission lapsing.

The agent highlighted the care village’s intent to create a diverse village setting that supports independence while offering necessary care. “This development provides an opportunity for residents to be attracted from the immediate vicinity, maintaining close relationships with family and friends.”

The WNC planning committee voted to approve the plans on Thursday, May 7th.
