Former Yate factory site to transform into homes and business space
Historic location to feature new housing and job opportunities
The former Beko factory site on Station Road in Yate is set to undergo significant redevelopment to create new homes and spaces for businesses, following a successful competitive bidding process for the council-owned land.
190 new homes are planned to be built on the land, with 48% designated as Affordable Homes, utilising the brownfield site for community benefit.
The site will feature public open spaces and aims to deliver new business facilities, generating local job opportunities.
There is set to be additional parking for local businesses, alongside travel connections to Yate Station and the town centre.
South Gloucestershire Council Cabinet Member for Corporate Resources, Cllr Adam Monk, highlighted the financial and community benefits of the redevelopment, stating:
“We have run a successful and competitive marketing process to attract bids for this land, which will deliver for Yate and the council’s budget''.

The council worked closely with local people and stakeholders to outline its aspirations for the site, which is steeped in Yate's history.
One of which includes a WW2-era First Aid bunker on the site, that will be preserved and free for visitors to explore.
South Gloucestershire Council Cabinet Member for Planning, Regeneration, and Infrastructure, Cllr Chris Willmore, expressed excitement about the preservation of historic elements. He said:
“The site has been through many stages of evolution as part of Yate, and these proposals will be the next generation. I am delighted that some of the past, particularly the First Aid bunker, will be preserved as we look forward to a new future. This approach exemplifies what brownfield development should look like; something that meets the needs of our existing community, not purely the profits of developers, and that brings old places to new life.”
While the development will address numerous planning policy objectives, the council is keen to ensure it meets current community needs in terms of housing, employment, and heritage preservation.
“New and existing local businesses will be helped with the addition of more parking; new public open spaces will be opened up; and new routes to connect new and existing homes with the station and the town centre will make this development a boost for Yate'', Cllr Willmore added
The land sale will importantly provide funds exceeding £10 million for the council, recouping its 2021 purchase value once local infrastructure agreements are finalised.
Public engagement around the redevelopment proposals will begin after the summer, with the developer expected to submit its complete planning application before the end of the year, allowing local residents to share their views before council consideration.
