Plans lodged to convert former Pontefract sports bar into HMO
The scheme involves carry out alterations to the vacant Northern Social premises so it can become a house of multiple occupancy
Plans have been lodged to convert a former sports bar in Pontefract town centre into a house share with 18 bedrooms.
The scheme involves carry out alterations to the vacant Northern Social premises so it can become a house of multiple occupancy (HMO).
Documents submitted to Wakefield Council said the venue had closed and “the site is in no beneficial use.”
Applicant Craig Darbyshire has request permission to convert the property on Sessions House Yard into two HMOs, with one containing 11 bedrooms and the other seven bedrooms.
A planning statement said: “The conversion of the existing premises represents an efficient use of the building and avoids the unnecessary use of undeveloped land.
“Shared accommodation forms an established component of the wider housing market and provides an alternative form of accommodation for households whose needs may not be met through conventional self-contained housing.
“The design is sympathetic, site-specific, and in accordance with both local planning policy and national guidance on achieving high-quality places.”
Proposals also include providing seven car parking spaces and a communal garden for residents.
The statement added: “In addition, residents would benefit from access to public open space within the surrounding area, most notably Friarwood Valley Gardens, a substantial established public park within convenient walking distance of the site.”
A noise impact assessment submitted as part of the application said the site was suitable for residential use and that “the future amenity of occupiers can be safeguarded through appropriate design measures.”
Planning officers have yet to determine the application.
