200 homes plan for former Co-op Funeral site in Leeds

More than 200 homes could be built on the site of a former funeral provider if plans can be agreed with the council.
Permission is sought to demolish the Co-op Funeral Care building on Marsh Lane to make way for an 11-storey apartment block.
The project would provide 205 one, two and three-bedroom homes at the site near St Peter’s Square and Leeds Bus Station.
A design report said: “The site is currently occupied by a vacant three-storey brick building which was formally occupied by Co-op Funeral Care.
“The existing building is of no architectural merit, detracts from the character of the area and is an inefficient use of a brownfield site.
“There is an excellent opportunity to regenerate the site and provide much needed housing in the city centre.”
The report listed around a dozen nearby housing schemes already approved or under consideration by Leeds City Council.
It said: “Neighbouring developments which have recently been approved include large master plans and individual towers.”
The proposed building, part ten and part 11 storeys, would include roof-top gardens to provide a meeting place for tenants.
It would be within 15 minutes’ walk from restaurants, entertainment venues and the city’s bus and railway stations.
Pre-application discussions were first held with council planners in 2022, the report said.
It said: “The building’s design takes from historic, existing and emerging architectural precedent in the area.
“Roof gardens utilise the flat roof area and building mass to create amenity space for residents.”
A full planning application from Co-operative Group and developer Oakapple is out for consultation until July 3.
