52 new homes are planned for site at Northowram

Springhead Developments has applied for outline permission, with some matters reserved, to build the new homes on land off Windmill Drive.
Access to the 1.8 hectare site will be from the end of Windmill Drive – the plan places the new entrance between existing homes.
Outline permission establishes the principle of development and considers the access, with a further application filling in more detail, but supporting papers include some more detail about what is planned.
According to the papers, the homes will be mix of detached, semi-detached and terraced houses, varying between two and two and a half stories high, with nine types of design.
Sixteen of the homes will be “affordable”, say the developers, using the formula set out by the council for a 52-home site in this area – these would be a mix of rented and “intermediate affordable” home ownership, according to one of the papers.
A design, access and planning statement with the application from agents Saleem Architects says a principal street continues from Windmill Drive and will serve several branches and turning areas.
Pedestrian access to the site is proposed via foot paths on both sides of Windmill Drive.
Detached and semi-detached homes define the entrance and main street, with further semi-detached homes and short terraces in the inner parts of the layout.
Parking will generally be positioned in front of, or alongside, the homes, with gardens predominantly at the back, according to the papers.
Designs and materials will take into account the character of the local area, with the majority of the proposed development using stone, and either two- or three-bedroom homes, according to the papers.
The precise tenure split will be fixed through a legal agreement in consultation with council officers.
