40 new family homes proposed in Denby Dale - including affordale houses
Developer, Newett Homes, has proposed a mix of 40 homes, including affordable homes, on undeveloped land off Barnsley Road in Denby Dale.
Forty new homes could soon be neighbouring the village of Denby Dale, following a new application submitted to Kirklees Council.
Developer, Newett Homes, has proposed a mix of 40 homes, including affordable homes, on undeveloped land off Barnsley Road in Denby Dale.
According to the application submitted to Kirklees Council on August 10, the ‘Paddock Land’ has been earmarked for 32 market houses – with nine boasting three bedrooms and the remaining 23 set to have at least four rooms – and eight affordable homes.
It is understood that four of the affordable homes will boast three bedrooms, while the other four will have just one room.
According to their website, developer Newett Homes has a “single promise” to build “exceptional” homes that meet the diverse needs of modern families.

Represented by agent Johnson Mowat, the submission underwent validation in late July 2026 to kickstart formal assessment.
Currently, the council is deciding whether the proposal aligns with regional growth, design standards, and highway policies, but residents have until early September to air any concerns, which will also be reviewed by Kirklees Council.
