Plans are underway to open a new Greggs store at Cheney Manor Industrial Estate in Swindon, as proposed by JMS Planning & Development Ltd on behalf of Greggs PLC.

The application seeks to convert an empty premises within the Brunel Trade Park into a retail bakery, installing necessary equipment and securing advertisement consent.

With the unit having been vacant for over a year, the proposal aims to offer catering facilities for the local employment area, creating approximately 12 jobs, locally recruited.

The planning statement indicates the freeholder's support for the application, acknowledging the benefits Greggs would bring to the estate.

To cater for its industrial surroundings, Greggs intends to sell baked goods, snacks, and drinks, maintaining operation between 5am to 11pm, although typical closing hours would be around 7pm.

The proposal involves installing extract grilles and air conditioning units, alongside two fascia signs requiring advertising consent.

The planning statement argues that the new Greggs store will offer essential food provision to support Cheney Manor’s function as an employment area, enhancing its appeal.

Located approximately two miles northwest of Swindon town centre, the unit comprises a retail bakery concession with 285 square metres of space, featuring a customer area and back-of-house facilities.

The application stresses that activating the vacant unit contributes positively to Cheney Manor's infrastructure ecosystem, with Swindon Borough Council currently considering the proposal.
