Frasers Plus plans refurbishment to address water ingress in Grade II-listed Building Four

Frasers Plus, the new owner of Swindon Designer Outlet, has submitted plans for critical roof repairs on Building Four to Swindon Borough Council.

Addressing water ingress issues, the refurbishment aims to secure the mid-19th century Grade II-listed structure, part of the historic GWR works complex.

Building Four is located near the food court and John Lewis outlet within the shopping complex.

Frasers Plus has identified the need for targeted repair due to aging materials and thermal performance concerns affecting commercial activities during harsh weather conditions.

The application outlines replacement of roof tiles, gutters, and aging rooflight systems to mitigate leakage risks.

At 30 years old, the current glazing rooflight systems have reached the end of their functional life, prompting the need for renewal.

Valley gutters will be upgraded with a new high-performance membrane, ensuring enhanced weatherproofing and safeguarding architectural elements.

Concrete roof tiles, originally installed in 1997, will undergo isolated repairs using reclaimed stock to match existing ones.

Frasers Plus emphasises the importance of these updates in reducing maintenance needs and facilitating safer operations.

No decision has been made yet, with Swindon Borough Council slated to review the application with a determination deadline set for early July.

The proposed refurbishment reflects the commitment to preserving historical architecture while ensuring modern functionality within the outlet centre.
