Plans to build 85 new homes in the village of Smallfield, east Surrey, have been approved by Tandridge District Council, despite the site being within Surrey’s green belt.

Chartwell Land and New Homes 2 Limited sought outline planning permission to develop the homes on a field off Redehall Road

40 percent of the housing is set to be affordable.

The council’s approval is contingent upon a Section 106 agreement, which mandates the developer to contribute £100,000 to support facilities at Smallfield Sports Club and £50,000 for flood alleviation in the area.

The development will involve demolishing one existing house on the street to create an access way and will feature publicly accessible landscapes and pedestrian pathways designed to enhance Smallfield's character.

Although the green belt usually restricts such developments, planning officers cited the project's affordable housing as significant, alongside biodiversity net gain and local infrastructure contributions, in allowing the proposal to proceed.

Residents expressed mixed opinions, with some supporting the benefits for the sports club and infrastructure, while others expressed concerns regarding potential impacts on roads and local services.
