Plans to remove and replace the Harlequin Theatre roof are due to be heard this month.

The popular Redhill theatre closed in 2023 after it was discovered the unsafe crumbly concrete that lined the building could collapse without warning.

The site has remained closed since as delays and rising costs pushed back its scheduled reopening date..

An official reopening is to be confirmed – although hope remains people will finally be allowed to return in 2028.

A major hurdle now looks set to be overcome as Reigate and Banstead Borough Council’s planning committee has been recommended to approve plans that would remove and replace the roof as well as install new electrics and power.

The existing penthouse structure on the main roof will also be removed.

Harlequin Theatre was built in the 1980s as part of a wider block that includes the Belfry Shopping Centre.

The site will remain closed until all safety work is completely and the fit-out finished.

This later stage could further delay its reopening as the new operators will need to approve its new-look interior.

“These works will ensure that the theatre remains safe, functional and fit for operational use."

“The RAAC works are entirely internal and therefore do not form part of this planning application.

“The proposed works would significantly contribute to the overall aim of improving the integrity of the building, making it safe to occupy again, leading to the eventual re-opening of the building for use by the public,” planning papers read.

Residents hoping to see a major transformation may be left scratching their heads at what might appear, at least visually, to be limited changes.

The council has said work will not be “perceptible from the street” and there would be limited views from wider vantage points within the conservation area.

Consultation letters were sent to neighbouring properties on September 11th with no objections or comments coming back.

The papers added: “The application site is the key cultural facility within Redhill Town Centre, providing a theatre, cinema, office spaces and function rooms."

“The building is currently closed and has been for some time due to the presence of RAAC, which requires essential remediation before the building can safely be re-opened.”

The next scheduled planning committee is due to take place on Wednesday, October 28th.
