Approval for over 60 new Cranleigh homes despite flood and sewage concerns
Waverley faces pressure from housing shortage
Plans for 63 homes at the Ruffold Farm site on Guildford Road, Cranleigh, have been given the green light, despite concerns about potential flooding and sewage issues.
Waverley Borough Council's planning committee voted seven to one to approve the development, addressing the borough's acute housing shortage.
The council reportedly only has enough designated land for the next year and a half, which limits its ability to reject speculative applications even if concerns about sustainability and infrastructure are present.
The proposal includes 19 affordable homes and was endorsed by council officers amid fears the pressing need for housing could outweigh the potential harm to the area.
Councillor Liz Townsend, representing Cranleigh West, expressed her disappointment over the decision, stating that major residential developments should not extend beyond established settlement boundaries.
She also voiced doubts about the local wastewater infrastructure's capacity to handle additional demand, given ongoing sewage issues experienced by Cranleigh and Alfold residents.
Representing developers Mr & Mrs Rowe, Tim Doors highlighted that 30 per cent of the new homes would be affordable and sited on open land, not designated green belt.
He emphasised the estate's proximity to Cranleigh High Street and underscored the urgent need for new housing given the council’s limited supply of deliverable housing sites.
The application follows two previous proposals for the same location when the council was in a stronger land position and had rejected both.
Councillors acknowledged their constrained position, highlighting the likelihood of an approved appeal and potential financial implications for the council.
Cllr Peter Clarke described the site as beautiful and attractive for future residents, despite the broader implications.
