Public inquiry starts into development on Trull green wedge in Somerset

Developer and local councils clash over housing plans

The first day of a public inquiry has commenced at Taunton Racecourse, Somerset, concerning the proposed construction of 125 homes on the Trull Ridge green wedge.

The inquiry follows an appeal made by developer BSL Strategic Ltd after Somerset Council's planning committee voted to reject the development plans. The final decision is expected by year's end.

The Taunton Deane Core Strategy outlines nine green wedges to protect the environment and prevent urban merging. Somerset Council recently denied reviewing these wedges, aiming to remove one in Trull. Despite this, BSL Strategic Ltd's proposal encountered opposition from Somerset Council and Trull Parish Council, arguing it would cause "unacceptable harm."

The development would include a new road linking Comeytrowe Road to College Way, and upgrade an existing footpath. Of the homes planned, 31 would be affordable, satisfying the council's requirement of 25% affordable housing in new developments.

Christian Hawley, Barrister for the developer, contends that the council's lack of a five-year housing land supply means permission should not be refused, despite acknowledging some landscape harm.

Representing Somerset Council, Clare Parry emphasized the historical significance of green wedges since the mid-1980s, which prevents community coalescence and maintains rural identity.

Michael Feeney spoke for Trull Parish Council, highlighting that the development contradicts established planning policy, potentially undermining the green wedge's role.

The inquiry will take place over six days and include an official site visit, expected to conclude before Somerset Council decides on additional housing proposals for the green wedge's eastern section.
