Wellingborough council buildings face potential £3.8 million refurbishment

North Northamptonshire Council (NNC) is poised to advance its plans for refurbishing underused council buildings in Wellingborough town centre, with councillors set to discuss essential upgrades at their executive meeting next week.
The proposed £3.8 million renovations for Swanspool House and Croyland Hall and Abbey aim to modernise these historic sites for continued use as staff offices.
The refurbishment proposals stem from September's announcement by the council’s Reform-UK leader, who decided against disposing of Wellingborough assets.
A year prior, in 2024, the former Conservative administration announced plans to vacate and sell off several council properties to streamline operations and save costs.
Swanspool House and Croyland Hall and Abbey have been underutilised, with the latter sitting vacant since 2011.
The renovation projects will involve significant upgrades to the buildings, including mechanical and electrical systems, alarm installations, kitchenette and WC improvements, as well as internal and external redecoration.
NNC’s report notes that the project represents a positive investment, aiding in the masterplan for town centre development while reducing risks of vandalism and anti-social behaviour associated with vacant sites.
The refurbishment costs, expected to be £1.6 million for Croyland Hall and Abbey and £2.6 million for Swanspool House over two years, were initially allocated in the council’s capital budget for 2026/27.
Concerns were raised regarding the transparency of these decisions at the time, as noted by Cllr Helen Howell, the former Tory deputy leader of NNC.
Beyond Wellingborough, NNC has committed funds to other refurbishment initiatives, with allocations such as £704,000 for the William Knibb Centre and £5 million for Haylock House.
Additional funding encompasses £144,000 for Corby Cube and £3.5 million for Bowling Green Road Kettering offices.
NNC leader Martin Griffiths emphasised the importance of these refurbishments to enhance Wellingborough’s appearance and curtail criminal behaviour.
