Plans for two care homes on the same street deferred
Councillors cite road safety and management issues for deferring decision
West Northamptonshire Council has postponed its decision regarding plans to transform two homes on Church Way, Weston Favell, into care facilities, deliberating further due to insufficient detail in the proposal.
MSA Properties Ltd submitted requests to convert the large detached homes into care homes designed for young adults requiring wheelchair-accessible accommodation and support.
Despite officer recommendations for approval, councillors on the non-strategic planning committee raised road safety concerns and noted a lack of comprehensive information on the future management of these facilities during their meeting on 6th August.
Detailed blueprints outline that the largest property could house up to eight occupants, including wheelchair-accessible bedrooms on the ground floor and standard ensuite rooms upstairs. Parking provisions allow for up to seven vehicles.
The second property plans include four wheelchair-accessible bedrooms and accommodate four parking spaces.
Gary Dinnell, a local resident, remarked on inadequate parking space at the larger property and warned of potential blind spots and safety issues resulting from road and pavement parking by deliveries, visitors, or staff.
Dean Wishart, representing local residents, reiterated concerns over insufficient management plans required to evaluate impacts on neighbouring residential areas and the general site's intensification.
Ward councillor Andy Kilbride echoed concerns over both homes' conversion impacting neighbours and "encasing" the home situated between them.
Over 100 letters opposing the application were received from Church Way residents.
Although Indy Shokar, agent for MSA Properties Ltd, described the initiative as a "modest, bespoke, focused, specialist care home," committee members felt the application lacked essential details.
Councillors agreed to defer their decision and set a later date for final considerations after additional information and site assessments from highways officers and councillors are conducted.
