Two council-owned Grimsby properties are to be auctioned off by this month, with combined guide prices of over £200,000. It comes after the local authority deemed them surplus to operational requirements, and a liability to it.
The two properties North East Lincolnshire Council will seek to sell off by public auction consist of the former New Standard Club in Freshney Drive and 131-135 Cleethorpe Road. Both are currently vacant.
An officer decision record from this month outlines why the council is looking to auction the former New Standard Club and Cleethorpe Road properties off. The former New Standard Club was rented out until the lease was forfeited and the council took back possession last November.
It is viewed as a void liability for the council and not needed for its operational requirements. The officer decision record states it has recently suffered some anti-social behaviour.
The single storey building has a footprint of approximately 570 sq m, and its own car park. Its auction guide price is £150,000+.
The Cleethorpe Road property previously had a ground lease for use as a bank. But this lease was forfeited late last summer.
Council officers have since been tying up legal loose ends, ensuring the legal title is clean before sale. The property is also surplus to council requirements.
The decision record describes it as “in an extremely poor state of repair”. It goes onto state that significant investment is needed to get it back into use.
It perhaps is not surprising, then, that its auction guide price is merely £50,000+. While the units remain vacant, the council is also liable to empty rates liabilities.
Both properties the council is auctioning through Pugh Auctions, over the course of August 26-27. Should reserve prices be achieved, which is the minimum accepted sale price, the sale will be achieved within 28 days of the auction.
