This June, 2026, tenants illegally subletting their homes in the Epping area can come forward to the council, without facing penalties.

They are holding a 'Subletting Amnesty' which will allow tenants who voluntarily return their keys and end their tenancy to leave with no further action.

This does not apply to cases already identified by Epping Forest District Council's Tenancy team.

Tenants found committing tenancy fraud outside the amnesty month could face serious consequences, including eviction, fines of up to £50,000, or even imprisonment for up to two years.

Those wishing to take part need to contact the council, visit their Civic Offices, hand in their keys, and sign a Notice to Quit form.
