Plans have been filed with Westmorland and Furness Council to build up to nine houses in a town on the southern edge of Cumbria.
Lancashire-based Scalia Planning Ltd has lodged an application for permission āin principleā to build up to nine houses on land next to the multi-use game area (MUGA) at Burton-in-Kendal.
A permission in principle application is an alternate way of obtaining planning permission for a housing-led development.
There are two stages to this route: the first determining whether the site is suitable āin principleā for a housing development, and the second to consider the exact details of the development.
The application also seeks permission for āenhanced parking arrangementsā for the multi-use artificial pitch and the Royal Hotel, a grade-II listed building which would border the development.
The applicationās cover letter reads: āThere is no reason to presume that an enhanced parking provision for the recreation area / village along with an element of residential development would not be acceptable in principle.ā
The planning statement, submitted as part of the application, reads: āThe site could comfortably accommodate the nine dwellings alongside the other infrastructure without compromising the amenity of neighbouring land uses.ā
According to the same document, the site is āunderdevelopedā and āused for grazing by on an ad hoc basisā.
Later, Scalia Planning emphasised the need for the design and materials for any new housing āto be of a character that maintains or enhances the area and, where appropriate, respects local vernacular traditionā.
The cover letter said that on the site there would be āample space for amenityā along with ensuring āsufficient separation distances between properties/neighbouring sitesā and āa low-density transition to the adjoining countrysideā.
The consultation date for the development began on 22 August and is expected to last until 13 September 2025. No date has been given for a final decision as of yet.
