Planning permission sought for Burton-in-Kendal properties

Plans have been filed with Westmorland and Furness Council to build up to nine houses in a town on the southern edge of Cumbria.

Lancashire-based Scalia Planning Ltd has lodged an application for permission ‘in principle’ to build up to nine houses on land next to the multi-use game area (MUGA) at Burton-in-Kendal.

A permission in principle application is an alternate way of obtaining planning permission for a housing-led development.

There are two stages to this route: the first determining whether the site is suitable ‘in principle’ for a housing development, and the second to consider the exact details of the development.

The application also seeks permission for “enhanced parking arrangements” for the multi-use artificial pitch and the Royal Hotel, a grade-II listed building which would border the development.

The application’s cover letter reads: “There is no reason to presume that an enhanced parking provision for the recreation area / village along with an element of residential development would not be acceptable in principle.”

The planning statement, submitted as part of the application, reads: “The site could comfortably accommodate the nine dwellings alongside the other infrastructure without compromising the amenity of neighbouring land uses.”

According to the same document, the site is “underdeveloped” and “used for grazing by on an ad hoc basis”.

Later, Scalia Planning emphasised the need for the design and materials for any new housing “to be of a character that maintains or enhances the area and, where appropriate, respects local vernacular tradition”.

The cover letter said that on the site there would be “ample space for amenity” along with ensuring “sufficient separation distances between properties/neighbouring sites” and “a low-density transition to the adjoining countryside”.

The consultation date for the development began on 22 August and is expected to last until 13 September 2025. No date has been given for a final decision as of yet.
