Historic hotel could be refurbished and reopened

A distinctive historic hotel could be refurbished and reopened if plans are accepted by the council.
The Grade II listed Majestic Hotel is said to be in a ‘poor state of repair’ by applicant Ashall Projects Limited, having been empty for the last two years.
But the developer hopes to turn its fortunes around, having asked for permission to refurbish many areas of the interior, replace 12 windows and bring in new signage.
In a statement written on behalf of the applicant by Franklin Ellis Architects, they say the Duke Street establishment last operated as a ‘non-branded’ hotel but ceased trading due to its ‘deteriorated condition and significant repair requirements’.
The statement reads: “The hotel will become a Garner Hotel under the IHG Brand. The property will complement the adjacent Holiday Inn Express which has been running successfully since opening in December 2019.
“The proposed Garner Hotel at the Majestic aims to supplement the Guestroom offer of the Holiday Inn Express and will offer a number of longer stay rooms with kitchenettes.”
The firm said ‘many’ of the existing windows are in ‘poor condition’ and that 10 of the dormer windows will be replaced like-for-like with sash windows.
They added the internal layout would stay ‘largely the same’, but ‘minor alternations’ would be made to the ground floor, including ‘opening up the lobby from the bar/reception area’.
On the ground floor they said: “A new layout for the reception and bar have been proposed creating an open, inviting arrival area with a clear sight line into reception, check-in and lounge beyond. The distinctive bar anchors the lobby with a bold, memorable focal point.
“As referenced on the scope of works plan, a small area of existing wall will be removed and replaced with a set of glazed doors. This will aid with visibility from the lobby area through into the new bar space.
“Some modern timber wall cladding (circa 2007) and coving will be removed as part of the internal decoration.”
Other interior changes include the installation of a new lift.
