The sale of the unfinished hotel site at Fletton Quays has been completed, marking a significant development for Peterborough's riverside area.

Managed by Leaf Hospitality, this hotel will feature 160 guest rooms, a restaurant, bar, meeting facilities, fitness amenities, and a rooftop terrace with impressive views across the River Nene and the city.
It is expected to create around 60 job opportunities in Peterborough, contributing to the city's visitor economy and enhancing the Fletton Quays regeneration efforts.
Councillor Mohammed Jamil, Cabinet Member for Finance and Corporate Governance, expressed optimism about the sale, describing it as a critical step in addressing a long-standing issue with the site.
"This is such positive news for the city, and I wish the buyers the very best with their new venture. The sale of this asset is an important step towards resolving a long-standing issue and bringing this prominent riverside site back into productive use."
He emphasised that selling the site was deemed the best option to protect taxpayer interests and continue the area's regeneration.
Paul Barrasford, Director of UK Regional Hotels at CBRE, which advised the council for the site’s market disposal, highlighted the development's potential impact.
"This hotel is a landmark development and will have a significant positive impact on the local community and the wider city of Peterborough. It will boost local business, drive tourism and support the council’s £120 million Fletton Quays regeneration scheme," Barrasford said.
Background and Next Steps
The hotel's previous developers, Fletton Quays Hotel Ltd, went into administration in October 2024.
Teneo, acting as the site administrators, marketed the site earlier this year aiming for the best value upon Cabinet approval in September 2025.
Funding for the hotel's construction was initially agreed by the council in 2017, with a loan facility of up to £15 million for development.
