Filton landlord fined £17,500 over unsafe rental property
The council's housing team found multiple hazards, including excess cold, poor hygiene and structural collapse
A landlord in Filton has been fined £17,500 for failing to address serious safety hazards at a rental property on Hunters Way.
South Gloucestershire Council’s Private Sector Housing Team issued a Civil Penalty Notice after the landlord did not comply with a statutory Improvement Notice served on 16th September 2025.
The notice highlighted multiple hazards, including excess cold, poor hygiene and refuse, risk of falls on stairs, electrical hazards, and structural collapse.
Three of these were identified as Category 1 hazards, the most severe under the Housing Health and Safety Rating System.
Despite being given two months to perform essential improvements, the landlord did not contact the council or complete the required works.
Councillor Sean Rhodes from South Gloucestershire Council, said:
“We are committed to supporting tenants living in poor housing conditions and improving standards across the private rented sector.
"Landlords have a legal duty to ensure their properties are safe, and where they fail to do so, we will not hesitate to use the full range of enforcement powers available to us, particularly where there is a history of non-compliance and tenants’ health and wellbeing are at risk.”
